Northwest Michigan’s housing market is off to a slower and less defined start to the year, with early activity reflecting both seasonality and uneven demand across property types.
Through the first quarter, overall sales and new listings are both down compared to last year. The market has been slow to transition into its typical spring and summer cycle.
While new listings are beginning to increase, buyer activity has remained inconsistent, with pending sales declining in recent months. Seasonal momentum is building, but has not yet reached full strength.
The most important trend is the growing divide between property types. Waterfront homes have started the year with stronger performance and are well positioned heading into peak season. In contrast, non-waterfront homes and condos have seen softer sales, reflecting more selective buyer demand and increased sensitivity to pricing and condition.
Looking ahead, both listing activity and buyer demand are expected to increase as the market moves further into spring. Waterfront properties should benefit
most as peak-season demand arrives, while other segments may face more competition and require careful pricing and strong presentation.
Sellers should recognize that early-year results are not fully representative of peak-season performance but should be prepared for a more competitive and selective market. Buyers may find early opportunities in segments that have been slower to gain traction before activity accelerates in the months ahead.
